August 2022 Seasonal Update

Hello Campers!

It’s August already! Wow the time just seems to fly around here! We are hoping you are all having a great season and wanted to share with you some updates and changes to the park.

After five years of running Lazy Rock we have learned A LOT, what has worked, what has not worked and what we can improve upon. Taking feedback directly from our overnight and seasonal guests we continue to learn and build on that feedback, learn from our mistakes and our wins and try to make Lazy Rock better and better every year!

After our internal five year review and building on that premise there are several changes we are making now and coming for the 2023 season!

Lazy Rock is all about Rest, Relax and Recharge, we have found that the park is getting quite busy which is good, but we want, and need to keep that relaxing atmosphere, both for our guests and our own sanity. For this reason in 2022 we reduced our overnight guest limit from 6 persons per site down to 4, and this year we have decided to transition several sites to seasonal sites. The demand for seasonals is very high and there is very low inventory. By transitioning the sites below, we will see reduced load on our park facilities and attendants and keep the park in line with our Rest, Relax and Recharge motto.

Prices will increase slightly for current seasonal guests by $50 for the 2023 season in keeping in line with our local market and rising maintenance costs of the park. Additionally for 2023 and beyond if you are using a credit card to pay for your seasonal site which is fine, keep in mind you will need to add $50 for the processing fee of which you would see on your next invoice.

Overnight Site Transitions and Fees for 2023

Please note: All Current occupants are grandfathered with only a $50 increase to their current rate regardless of our new rates.

The following Site #s will be transitioning to seasonal sites:

Lake View Seasonal (Site#s 2,4,6,8,10,19,20) $2200

NEW 19 (Sold) $2500

NEW 20 (Available) $2200

Seasonal Interior (Site#s 21-27,30,32) $2000

NEW 21 (Sold)

NEW 23 (Available)

NEW 25 (Available)

NEW 27 (Available)

Eco Seasonal Sites $1750 (Site#s 33-38) (BoonDocker Sites)

NEW 33-38 Coming Soon!

Dump Cart Service

Starting next week Honey Wagon service will change from full service to take out service, YUMMY!

As much as Jon loves dumping your DOO DOO, trying to get this accomplished on time and when required has been an ever daunting task since we have opened the park. On top of that there are health concerns for us that have been ever present and very concerning, and in short it’s just a shitty job and no one wants to do it LOL. For this reason, and many, many, more (like never being able to leave the park in the summer….at all…) we will be changing the service to basically a you fill take-away service. We have spent many hours discussing the Honey Wagon service and we think we have found a balanced harmony that will work for both the guests and ourselves.

Here’s how it’s going to work:

Guests will now be able to order Honey Wagon Carts from Room Service between 10AM and 4PM Sunday thru Thursday (Schedule will vary on long weekends). A park attendant will deliver to you however many carts you ordered.

For example: If my trailer has three tanks, Grey, Galley and Black, I would need to order 1 Black cart and 2 Grey carts. The carts will then be delivered to your site, You will fill the tanks using the supplied hose. Once done, you simply leave the carts at the roadside where a park attendant will come and pick them up for disposal. Each cart is $5 dollars per dump which means if you had 3 tanks to dump, it is the same amount as the current Monday Special. Those with only two tanks will now see a reduction in their sewage costs, as well as those who just require more frequent grey water disposal.

But I don’t know how to dump my trailer?

No problem! Training is available via your Park Attendant! And please read the basic instructions below:

  1. Remove 3″ fill cap and open vent cap on Black dump cart, Connect hose to tank, the clear transparent orange Rhino adapter goes on the trailer end of the connection.
  2. Pull Black valve only! And wait for the tank to empty, look down the vent hole on the dump cart to make sure you don’t overfill the cart!
  3. Once draining has ceased, close Black valve! Open the Grey valve for a few moments to flush the hose.
  4. Remove hose from trailer end to drain remaining contents still in the hose into the dump cart.
  5. Reattach hose to trailer, unattach from Black dump cart, and close dump cart 3″ fill cap and vent.
  6. Switch dump carts, you will be using the Grey dump cart now, connect hose and open vent like before.
  7. Pull Grey valve, when dump cart fills to about 1 inch from the vent hole close Grey valve, the cart is full and it’s time to switch to the second Grey dump cart.
  8. Rinse and repeat until all your tanks are empty.

Half Face Cords of Firewood Now Available!

You can now order a half face cord of premium maple hardwood for $80. This deal is only available to seasonal guests and can be purchased directly from the seasonal home page or through the park attendant. Firewood is delivered to your site, ready for you to stack it. 🙂

Office Hours

Office hours are changing to 10AM to 8PM, Room service is still open from 8AM to 10PM.

That’s it for now! Looking forward to the fall colours!

You can also get to this page by clicking the “Powered by Tiny Chipmunks” link located at the very bottom of the room service website https://roomservice.lazyrock.ca/

Dump Carts!

You can now use your own dump cart to dump your trailer at any time! The fee for dumping using your own dump cart is only $5 per cart at the dump station for black water. Grey water is to be dumped at the bathroom dump station for $5 per cart.

What do I need to dump my own cart?

Example Dump Cart:

Example Sewage Hose:

Please note: To dump at the bathroom tank, you simply need to connect your cart to the supplied hose. However to dump at the dump station for black water you will need a hose with an elbow adapter that threads into the dumpstaion fitting. See example sewage hose above.

But what about the Sunday Special!!!

Nothing has changed other than the date, the Sunday special is now the Monday Special. 🙂

Do I have to use my own dump cart!

No, you can still order the Monday special or use room service honey wagon and emergency dump service at any time.

2022 Seasonal Guest Update – Visitors

Sent 5/26/2022

Hello Campers!

We would like to remind you all about our visitors policies as well as introduce you to some updates we’ve made recently.

Your seasonal fee is based on your seasonal application form and guests listed at the time of its acceptance.
Anyone not listed on your original application and listed on your LOO (License Of Occupation) would be considered a visitor and must pay the visitor fee.

We have noticed that some guests in recent years have been adding guests to their LOO without prior approval. The only guests that are approved are those listed on your original application form; you can’t simply add names to the LOO and have them included. Any permanent change to your guest list must be approved by management in advance and would only be applicable to immediate family, and caregivers. Please expect an email from us if your existing LOO is incorrect as a new one will be required.

Please note the following changes highlighted in yellow to the visitor section of your LOO:

(You no longer need to pre-notify us of your coming visitors unless there will be more than two.)

Visitors:
“Visitors: You must receive advanced approval by management to have visitors that are in excess of two persons. ALL visitors must pay the designated fee to enter the park.
The names submitted on the License of Occupation are the only individuals that are paid to be on your site. All others must pay the applicable rates to enter the park, whether you are

present or not. All visitors must park in the Parking area and walk to the camp store to pay the applicable fee, check-in and sign a waiver. Day visitors must leave by 10pm, and overnight visitors must checkout by 11am the next day. Noncompliance will result in a penalty of double the visitor rate, applied to the Primary Family’s
account.”

Parking:
Please ensure your visitor parks in one of our 2 parking lots. Visitors are not permitted to park on your site unless you have no other vehicle currently parked on site. There is only one vehicle permitted on any one site at any time.

Fees:
Day Visitor: $5
Overnight Visitor: $10
(Children under 2 are free)

Some tips!

Waiver:
Your visitor can fill out the waiver and sign it before arrival by using the link below.  Please ensure they enter your campsite number in the “Reservation#” text box:

Skip the office:
Only applicable if your visitor has already signed the waiver. Flag down the Room Service cart and we can take payment on your campsite, or use the links below and pre-pay for your visitor.

2022 Seasonal Update – Construction

Sent 4/19/2022

Hello Campers!

We have completed changes to our construction rules for seasonal sites at Lazy Rock, Please see the excerpts from your LOO which will be incorporated into your new LOO this fall. This change is immediate as of today 4.19.2022.
All site changes including but not limited to, wooden decks, privacy fences, gazebos, patios, fireplaces, etc. or removals of said items must be approved by management in advance and will not be approved during July or August. Any trees or shrubs planted on the Campsite become the property of the Park Owner and shall not be removed by anyone other than the Park Owner from the Campsite.  No add-ons, additions or site improvements shall be incorporated without prior written approval of the Owner. If such approval is granted, such add-ons, additions or improvements must be incorporated so as not to impede the expeditious vacating of the Site and removal of the Occupant’s property. All structures must be constructed in a non permanent fashion and must not be permanently affixed to the park or your trailer.  Only wood or vinyl sheds are permitted on your site, and only in certain areas: Colour – Neutrals Material – Vinyl/Wood Size – 6 x 6 or 6 x 8 with a maximum height of 10ft.   A larger shed may be approved depending on its location in the park at management’s discretion and building inspector approval. No shed can be larger than 10 square meters or 108 square feet.  Decks are to be no longer than the length of the trailer, and no wider than 12 feet. They are to be stained only natural wood colours. No decks to be built or painted in the park without the consent of Management.

Any and all construction performed on your site is your responsibility to obtain any necessary permits required from the town on your own accord after we approve the concept.

A building permit is required for any deck that is raised off the ground and is over 10 sq.m / 108 sq.ft

All seasonal guests will need to complete a project request form including the owners consent form prior to starting any construction on their seasonal site.

We hope this is much clearer for everyone as to the process of building, decks, gazebos, sheds etc on your site, in short and regardless if your project does not require a building permit, you still need to remember to fill out the  project request form   before you do anything!

2022 Spring Seasonal Guest Update

Sent 3/19/2022

Hello Campers!

We hope you all had an amazing winter! With COVID restrictions lifted it looks like we will open on time this year!!

As a reminder, the balance of your seasonal site is due on April 1st, we want to thank all of you for staying with us and “Resting, Relaxing and Recharging”. 😀

Now to quell any rumours that seem to be going around, we are not for sale! The park is not being sold! And we are not going anywhere. Over the winter we had entertained the idea as we were dealing with some personal issues since July that had put us in the position of possibly having to sell the park to keep it operational for our guests; as at the time, we were not going to be able to physically do it ourselves. Thankfully, (insert tiny Angels here) divine intervention intervened 😀 and we are here to provide space for many happy campers for years to come.

So now that that is out of the way, back to business!

Updates for 2022!
  • The fishing dock is back! We will be moving the rental dock back to its original position as the fishing dock.
  • Bunkie – to be finished finally! We are still not sure of the date of completion yet and we are not going to rush to open it.
  • Kevin will be back again this year, and apparently has some new magic tricks also. 🙂
  • Starlink Internet! YES it arrived! So expect much faster internet speeds this year.
  • Construction update and addition to Schedule 1 of your LOO ( license of occupation ). Going forward you will need to fill out an application for any and all construction performed on your site and it will also be your responsibility to obtain any permits required from the town on your own accord after we approve the concept.  We will update you on this in the future when we have more information and the new form.
  • The store will be stocked again and we will be adding a few items also; however, we are removing potato chips (except Pringles) and most chocolate bars so Jon does not eat them all.
  • New bathroom door closers –  We have finally obtained door closers for all the bathroom and shower doors. This will hopefully keep the bathroom doors closed and not let in as many moths, mosquitos etc in the “buggy” months.
  • Seasonal Camper’s page updates – We will be updating your Seasonal Camper Page https://roomservice.lazyrock.ca/seasonal-campers/  With our latest communications so you can easily refer back to it (aka this email).
  • New Paddle boat! As we have had many issues with the curent electric one it will be retired, we will be adding a massive “Aqua Mate Commander” in its place. We are not sure of when we will receive it but we are excited to take it out for a test run. 😀
  • New rental canoe – we have added an additional rental canoe identical to the one we have in stock.
  • Post lights repair – You may randomly notice your post topper is missing. Don’t worry, it will be back with a new type of solar light installed that we hope will require much less maintenance than the current ones we are using.
  • Seasonal sites standards update. In addition to Schedule 1 of your LOO, please look for an update on this in the future as we will update everyone once we have this additional text completed. In essence the modification is to protect you and your fellow campers. RV’s. Depending on the age of your trailer you may be due for an inspection and or make needed repairs to ensure that it is still safe to operate, is not unsightly, and does not present a safety issue for you or our guests.  This primarily will be focused on safety so working smoke alarms, CO detectors, propane leak detectors, 120V and 12V electrical, sewage systems, etc must all be in good working order. (In the last two years alone there have been multiple explosions at various other parks due to poorly maintained RVs and / or missing / non functioning safety equipment.)

Thank You to our guests! And see you this summer!
